3 /5 Dave Anton: I got a mortgage through Clarence and whilst the service was good and results what I hoped in terms of achieving an approval, I was disappointed by what I felt was a sales technique along with an omission that resulted in me only being offered a fixed rate of 2 years. After the mortgage had settled I learnt the bank I went with offered up to 5 years fixed on the product I joined, but the broker had offered me a choice of one or two years only. This was done via a phone call, so there is no record of the conversation. I believe this action to omit was deliberate. During a call just prior to the process concluding, the broker asked me a series of questions to set up the loan. I had a feeling something wasnt right by the way the broker asked me these questions which included did I want to be fixed or variable, then; did I want to be 50% fixed and 50% variable and did I want to be fixed for one year or two? Of course I knew to go fixed for a decent chunk of time as it was just after Covid and everyone/news was saying interest rates could not go lower. As I was only offered 2 years I chose that, but found it odd when I said I wanted to be 100% fixed initially, the broker kept asking if I wanted to be 50% fixed etc. It just felt like I was being encouraged to choose variable, or to avoid being fixed for too long. It was a weird conversation and I had the sense I was being played. Later when I realised I could have gone 5 years fixed, I formed the opinion that the questions had been likely designed to lead me to an outcome that would result in me having to make higher repayments sooner. Higher repayments sooner would earn the broker a higher trailing commission sooner (as this is a % of repayment as I understand it). I cant prove this so it is only my opinion and experience I am sharing here. Having worked in commission based sales I understand that part of the job is to get the best outcome for you as the salesperson, and this can be achieved by selling different products, tiers of value etc to achieve more commission. I guess this would also apply to setting up deals where youll likely end up getting more commission sooner. Fixing only for two years resulted in me being exposed to a significantly higher variable rate in the third year. I was worse off by more than $1000 pm in repayments when I switched to variable which has resulted in a higher commission to the broker from these ongoing payments. Had I been offered the banks options I would have chosen 3 or 4 years fixed. This could have reduced payments by up to $30K over two years For this reason I didnt have a good experience with Clarence, wont use them again and cannot provide them with more than 3 stars. Next time be sure to have a checklist, ask for all details to be shared via email only, or record all phone calls... and check all details twice.
