1 /5 Amanda Clement: My understanding of property managers is that a key aspect of their job is to make sure owners understand and comply with relevant legislation and regulations, and present the properties they represent in a safe manner to tenants. But after recently becoming a tenant under McGrath, I am not confident McGrath is aware of their obligations under the Residential Tenancies Act and it seems they don’t even know the terms of their own lease agreements.
After renting a property through McGrath recently, we identified numerous issues that were in breach of the landlords obligations under the Residential Tenancies Act, including non-compliant gas points that were an ignition risk, electrical issues, mould and significant dampness at the property. As informed tenants we know our rights and have asserted these, but in the process we have been accused of a range of things including being ‘difficult’, ‘distressing’, ‘disrespectful and ‘challenging’ by McGrath for pointing out our rights, and the obligations of the owner, and attempting to get them to adhere to the legislation.
When we raised the issue of gas compliance at the property, we were told to go through a company that wasn’t as concerned about compliance to get our gas bottles.
When we asked questions about the owners plan to seal off a room that is subject to significant dampness, we were instructed to ask questions of the contractor doing the work, yet when we asked questions of the legitimacy of simply sealing a damp room (with no plan to ventilate it) to the contractor who attended, we were accused of being ‘challenging’. (Note: I do wonder if a man asked the same questions of a contractor, if they would be accused of being challenging, or is it simply the questions came from a female?)
We have informed the property manager that we are neurodivergent tenants, who communicate differently, but the property manager has admonished us for not communicating a certain way (that way being a neurotypical way they obviously prefer). This is very closed minded and shows they are not accepting of difference or diversity, which is very disappointing for such a large agent with significant presence.
If you want an agency who blatantly disregards renters rights and can’t tolerate difference, then McGrath is the property manager for you.
